How much cash do you need to open?
Space, equipment, rent and the months before clients fill the book. One figure to plan with.
The space
- Condition of the premises (Sets the fit-out cost per m²)
- Surface area (Floor space of the premises)
- Styling stations (Chairs, mirrors and trolleys)
- Wash stations (Basins and plumbing)
Every month
- Monthly rent (Excluding recoverable VAT)
- Rent deposit (Paid once, at signature)
- Opening setup (You, or you and employees)
- Other fixed costs (Energy, insurance, software, accountant)
Safety
- Admin, permits and fees (Company setup, notary, registrations)
- Cash runway (Months of costs kept in reserve)
- Contingency (For the surprises of any build)
What the estimate includes
- The one-off investment: Fit-out by surface and condition, stations, tools, furniture, opening stock and launch, plus the rent deposit, the first month of rent and admin fees.
- A buffer for the build: Contingency covers the overrun every fit-out has. Ten percent is a common starting point.
- Months before the book fills: The runway keeps rent, team and fixed costs paid while clients discover you.

Questions about this calculator
Does the estimate include VAT?
Enter amounts without the VAT you can recover. If your business is exempt from VAT, that VAT is a cost for you: count it in, and confirm the treatment with an accountant.
Why is the result a range?
Fit-out and equipment costs vary widely with the state of the premises. The range shows a lower and an upper scenario around your inputs, built on Glow Up planning assumptions rather than Belgian market averages.
Is the team cost exact?
No. It depends on roles, working time, joint committee and any first-hire reduction, which the calculator never deducts. Enter the figure from your social secretariat.
